Do you offer free rental appraisals?
What are your fees?
Our standard fees are listed in our Property Brochure and differ depending on whether you have a furnished or unfurnished property and whether it will be a short-term lease or long-term lease. To confirm the rates for your specific property requirements, please speak to our new business managers who can happily assist you.
What rent can I expect to receive for my investment property?
The rent you can expect to receive for your investment property will depend on a number of factors including what the market is doing at the time you list your property for rent. At Byron Coastal Property Management, we are continually monitoring the market trends and updating our owners at lease renewal time with what they can expect to achieve for their properties at that time. Traditionally, spring and summer months produce higher rental amounts. However, depending on supply and demand, unique or rare properties can also achieve a premium rate during the quieter, cooler months. The best way to find out is to speak to our new business managers who can provide an accurate appraisal for you to consider your options.
How long does it take to find a tenant?
Generally speaking, we like to allow three weeks to find a suitable tenant for your property. Most tenants looking to move require giving notice at their current accommodation, so having a minimum of three weeks promotional time allows for this. It also gives us time to conduct a few inspections so that the right tenant can be found for your property. There’s an old saying…No tenant is better than a bad tenant!
We want to manage our own property. Do you provide a Find A Tenant service?
Yes! Whilst we don’t recommend you manage your own property for a number of reasons, we do offer a Find A Tenant service. We can advertise your property, show your property, receive applications, check applications, submit qualified applications to you for your consideration, take the holding deposit, prepare the lease, arrange the bond and complete the ingoing entry inspection report, then hand the file over to you for your management. I have a difficult situation at my investment property but you don't manage it. Can you help?
If you go to our resources section, we have provided the Landlord Information Statement and Tenant Information Statement provided by the Office of Fair Trading. Read those documents first to see if they have the information you require. If you still need assistance, you can speak to one of our staff for general advice only. We cannot provide legal advice and suggest you speak to the Office of Fair Trading on 13 32 20 if your matter is urgent.
I'm thinking of selling. Do you sell properties too?
We pride ourselves on being a dedicated property management company so we cannot offer a service to sell your property. We have a mutual relationship with McGrath Estate Agents and highly recommend their sales experience and service.
